The typical recurring scope
Janitorial service usually covers repeatable tasks that keep an occupied facility presentable and functional. A common plan addresses trash, restrooms, floors, breakrooms, shared spaces, dusting and accessible touchpoints, but the written checklist—not the word janitorial—controls what the crew completes.
- Emptying designated waste and recycling receptacles
- Cleaning and restocking agreed restroom supplies
- Vacuuming, sweeping and damp mopping scheduled floor areas
- Wiping accessible counters, tables and shared surfaces
- Cleaning breakrooms, entrances and common areas as specified
Tasks that should be priced separately
Periodic or equipment-intensive work should be identified as an add-on or separate project so expectations and staffing remain clear.
- Interior or exterior window cleaning
- Pressure washing and exterior surfaces
- High-access dusting
- Carpet extraction or specialty floor restoration
- Construction cleanup, move-out work and deep resets
Common exclusions
Standard janitorial service should not silently include regulated or hazardous work. Biohazards, mold remediation, pest treatment, heavy debris, medical waste and restoration require appropriate qualifications, procedures and insurance.

What a useful proposal should say
Ask for a room-by-room or task-based scope, service frequency, schedule, supply responsibilities, access procedure, exclusions and quality-control process. The agreement should also explain how additional requests and missed-access situations are handled.
